Tenant Portal Fee

Triumph Property Management strives to provide our residents with exceptional service and optimal benefits throughout their tenancy. Our Tenant Portal Fee was designed to offer our residents greater convenience, improve their enjoyment of the home, and lower their costs.

We work to keep the cost of these services and benefits as low as possible for our residents. The complete Tenant Portal Fee is $30.00 per month in addition to the rental amount. A list and description of the benefits are provided below.  The Tenant Portal Fee applies to all new lease agreements.

The Benefits

Credit Reporting Availability through our Appfolio Tenant Portal. AppFolio Property Manager integrates with Experian RentBureau. Residents can establish or rebuild their credit by having their positive rental payment data reported to Experian RentBureau.

By reporting your online rent payments through Appfolio, you can start building credit today to the three major credit bureaus – Equifax®, Experian®, and TransUnion® – every month.

  • 24/7 Repair Portal: It always seems like things happen after hours. This makes reporting those pesky maintenance issues easy & fast via our Resident Center — let us know about that leaky faucet, even after hours!
  • Renter’s Insurance: We’re here to help make purchasing renters’ insurance a breeze. With a few clicks, you can purchase renters’ insurance through the online tenant portal.
  • Utility Concierge Service: The utility concierge service is a third-party company that assists residents in activating utilities, internet, cable, and alarm services with one simple phone call rather than individualized requests to specific companies. The utility concierge program simplifies the process of transferring all services and utilities into the name of the incoming resident.
  • Online and Mobile App Resident Portal: 24/7 access to your leasing documents, submit maintenance requests, account balances, payment history, pay rent options (ACH/EFT and credit/debit cards), and more.
  • Multiple Payment Options: Residents can pay rent online through their resident portal (via ACH/Credit Card) and/or via PaySlip, which we can provide, so you can pay with Cash at places like Walmart, Walgreens, CVS, and 7/11, and/or mailing or dropping off a cashier’s check to our Buffalo office.  Yes, we have an actual office!!  Our office even has a 24/7 dropbox for rent payments.  We do not accept cash for security reasons to protect both our residents and our employees.
  • Vetted Vendors: We hold our vendors to a high standard.  We expect them to show up on time, complete quality work, and act in a professional manner.
  • Waived Late Fee (1 time per year): We understand things happen, and we will waive one late fee per year (based on the leasing period) when the late rent is paid on or before the 7th of the month.
  • ACH/dishonored check fee waiver: Things happen! We’ll forgive one ACH/dishonored check fee per lease term for eligible residents.
  • Regular Lease Renewals:  We make sure all our residents’ leases remain current. Many management companies allow leases to automatically go month-to-month, but we prefer to provide our residents with the security and peace of mind of yearly leases.
  • Verification of Rental History (VOR): We understand that our tenants may decide to purchase a home or need verification of rental history for various reasons. Our team will provide this information promptly and at no charge when requested by your lender or future landlord.

Frequently Asked Questions

Q) Can I opt-out of the Tenant Portal Fee?
A)
No.  Triumph Property Management is providing the Tenant Portal Fee to all residents when we sign a new lease.  The volume we obtain by proving it to all residents enables us to keep costs low for the services and benefits provided.

Q) Does the Tenant Portal Fee include rental insurance?
A)
At this time, we do not include rental insurance with the Tenant Portal Fee.  We have not been able to locate a company to provide this at a cost-effective price for our residents, where it would be free. However, you can purchase renter’s insurance directly through your online tenant portal with Appfolio and their FolioGuard™ insurance.
